Management will respond to all requests as quickly as possible within 24 hours, except on weekends and Holidays when a response will be sent on the next scheduled business day.
In order to protect the integrity of the building and maintain minimum standards, the Association must approve building/remodeling projects before work can commence.
Online Alteration Request:
There are different Owner Portals and depending on what you want to do, you will choose a specific portal.
The Association operates two online portals for Unit-owners:
The Owners Portal - This portal provides access to the Association Official records(The Association Office will email the Owners Portal Username to the registered owner and this Username is usually a code starting with letter 's', until you changed it yourself.)
This Portal allows owners to:
update your owner information - contact details, username and password(for this portal)
view your monthly statement for fees payable to the Association

This portal allows owners to make payments and set up and maintain automatic monthly payment instructions. The username to this portal is usually your email address unless you changed it. Please note: Owners using a rental agent will most likely also have access to another owner's portal for the rental operations.

What is considered Common Elements?
Common elements are those parts of a condo property that belong to all owners. Common Elements exclude the inside of Units.
The Exterior Building, Lobby, Parking lots, Technical rooms, the roof, grounds, walkways, Pool and Patio areas are all common elements.
Please note: The Association Maintenance team is NOT permitted to perform private work inside the private condominium units for residents or owners.
To Report any Common Element issues or Schedule Common Element work, please send an email to jason@islandinn.online including your Name, Unit Number and the Issue that you want to report.
The Condominium Hotel Concept The Island Inn is declared as a Condominium Hotel. This includes restrictions on the use of the units as the units are not allowed to be used as residential units but only as short-term rentals. This is also contained in the Treasure Island City Ordinances as the property is located in a RFH-50 Resort High Density zone.
With Condominium Hotels, the units are operated as hotel rooms even though the units are individually owned.
Owners have the choice to manage the rental of their own units or make use of a rental agent. The Island Inn has an onsite rental management office which also operates the Front Desk and provides Hospitality services to the property.
Restrictions in the Island Inn Condominium Association Declaration limits rental management to only one Onsite Rental Agent and up to 2 External Rental Agents.
The Association is not involved in Short Term Vacation Rentals, all rentals are handled by the independent Rental Agents below.

Property & Hazard
Common Elements Liability
E&O Insurance
WC Insurance for the Association employed employees.
Owners are responsible to maintain the following Insurance:
Liability Insurance for the use of their Unit
Home Owner's Insurance - this must also cover water damage from leaks
Vacation Rental Liability Insurance if not provided by their Rental Agent
